Why Now is the Time to List

It’s not just buyer urgency that should make a potential seller rethink the old strategy of listing in the spring market. Don’t wait for the tulips to sprout, the expansion of the homebuyer tax credit  allows for incentives to first time homebuyers AND move-up sellers who have lived  in their home for the last 5 years consecutively.  The deadline for purchase agreements is April 30, 2010. 

But  does any of this  really matter? 

Typically, those thinking of selling a home want spring blooms, freshly cut grass and mild weather before they think about staking  a sign in the yard.  This year, however, it will be a big mistake to wait.  The largest pool of potential buyers is looking to cash in on low interest rates, minimal down payment requirements from FHA & VA  as well as up to $8,000 in cold hard cash to use however they wish.  These ideal buying conditions coupled with an ample supply of homes with motivated, winter-weary sellers create a “perfect storm” for buyers.  If you want to sell this year, it’s time to plant a sign in the yard NOW.

Think there are already too many homes on the market and you’re unsure if yours would sell?  There are a few things to keep in mind about the current home inventory in Northeast Ohio:

  • If a buyer is out looking, they are interested in seeing new listings.  
  • Price it right compared to the current competition.
  • Prepare it — Sell it.
  • Have wallpaper? Buyers hate it.
  • Have a home inspection up front.  Stand out!
  • Winter is a great time to sell:  less “tire kicking” 
  • Great prices on “move-up” homes.
